Landlord seeking ‘professional service’ instructs Gro Residential to manage portfolio of Hull houses and flats

Gro Residential Management are delighted to have been instructed to manage a new portfolio of houses and flats across Hull.

The landlord decided to switch to our team as she was ‘seeking a more professional’ approach to the management of her properties, choosing us due to our reputation for quality and compliance.

The properties are all fully let, with all tenants recently contacted directly by the Gro Residential Management team to ensure a smooth handover, and to ensure vital inspections of properties can now also be carried out.

“It’s always pleasing when a landlord comes to us on the back of our reputation in the market,” said Helen Everritt, Manager of Gro Residential.

“Landlords often don’t consider changing managing agents and often put up with frustrations, which should never be the case.

“In this case, the landlord chose to move to us because of our reputation in the market, as she was looking for a more professional approach and service and wanted a respected business managing the portfolio.

“The move sends out a positive message to their current tenants, and to prospective tenants in the future.”

Properties will be inspected to identify possible improvements

Miss Everritt says a schedule of inspections is now being drawn up to enable the Gro Residential Management team to assess the portfolio and the level of rent they can command, identify any areas for improvement and ensure all compliance matters are in hand.

“For every new portfolio we are instructed on we make it a priority to ensure we have a clear overview of all the properties, their position with regards tenancies and also how they have been managed and maintained,” she said.

“This gives us the opportunity to plan ahead and identify opportunities to maximise the income the portfolio can generate over the next 18 months to two years.”

The properties switched to the management of Gro Residential Management on June 1, and Miss Everritt says she expects more landlords to instruct their business in the coming weeks.

“It’s an exciting period for us as we are in advanced talks to take over the management of more portfolios of properties in Hull and the East Riding which the owners are planning to invest significantly in,” she said.

“That is an ideal time for us to become involved and work alongside the owners, as we are able to advise about how to maximise a portfolio’s potential.”
