Good fire safety practices for landlords
The number of fire-related deaths has gradually fallen by almost 60% in the UK during the past 40 years.
Despite this, official Home Office fire statistics show there were still 395 fatalities in 2017-18 – far too many.
According to RICS, this amount could be significantly reduced if the proper fire safety practices are followed.
Smoke alarm safety
· Smoke alarm must be fitted on each level of the property.
· Test all smoke alarms on the first day of new tenancy.
· For hearing impaired tenants, fit alarms with strobe light and/or vibration pads.
· Linking all smoke alarms so they go off together will also help to alert others.
Carbon monoxide alarms
· A carbon monoxide alarm fitted in every room with a solid fuel appliance installed.
· Test carbon monoxide alarms on first day of new tenancy.
Furniture compliance
· All furnishings provided must be fire-retardant and meet current safety regulations.
Gas appliance checks
· A Gas Safe-registered professional must service and check ALL gas appliances annually.
Electrical compliance
· Any provided appliances must carry the British Standard sign.
· All wiring and electrical installations should be tested regularly – at least every five years.
· Test all appliance and wiring every time a property is prepared for letting.
Safety certificates
· Safety certificates must be available to tenants, showing dates when gas and electrical appliances checks were last conducted.
